Signs your flat roof is leaking
Flat roofs don’t always drip right away. Water can travel under the roof and show up far from where it got in. Watch for these signs:
- Ceiling stains or bubbling paint, even small ones
- Ponding water that sits on the roof for more than two days after rain
- Blisters or bubbles in the roof surface
- Split or lifting seams, especially near HVAC units and vents
- Musty smells or mold near the top floor
- Wet insulation or soft spots when you walk on the roof
Orlando’s afternoon storms and summer heat are hard on flat roofs. Heat makes the roof expand. Rain finds every weak spot. A small leak today can mean wet insulation, mold and a much bigger bill in a few months.
What we repair
We only work on flat and low-slope roofs, so we know where they fail.
- TPO roofs: open seams, punctures and shrinking membrane. See our TPO roof leak repair page.
- Modified bitumen: cracked laps, blisters and worn torch-down. See modified bitumen repair.
- Built-up roofs (tar and gravel): cracks, bare spots and failed patches
- Roof coatings: peeling or worn coating that no longer keeps water out
- Flashing: walls, parapets, skylights and pipe boots
- Drains and scuppers: clogged, cracked or pulled-loose drains. See roof drain and flashing repair.
Not sure where the water is coming from? Our leak detection service finds the source before we fix anything, so you don’t pay for the wrong repair.
